We Are a Custom Builder by Design
We are not a volume builder.
And we are not boutique either.
We are a custom builder, and we intentionally take on around 20 to 30 homes per year, with no current plans to exceed that. Over our time in the industry, we have built over 100 homes.
How we build matters just as much as how many we build.
We carefully manage our workflow, our capacity, and our trade base so we can maintain consistency across every home.
How Long Does It Actually Take?
This is one of the most common questions we get.
And the honest answer is, it depends.
There are two parts to your timeline.
Pre construction
This includes planning, selections, working drawings and approvals. This stage can take anywhere from a few weeks to a few months, depending on how quickly decisions are made and approvals are received.
Construction time on site
Once your build has commenced, a typical timeframe is around 10 to 13 months for a standard home.
Some builds can be completed faster, particularly smaller or simpler homes. Larger or more custom homes can take longer.
Delays can also occur due to weather, material availability, trade scheduling or changes during the build.
We always aim to build efficiently and keep things moving, but we will not compromise quality to rush a timeline.
We Carefully Manage Our Trade Base
The trades on your home matter a lot.
We work with a consistent group of trades we know and trust. People whose workmanship, reliability and standards align with ours. People who have built our display homes and worked on our own personal homes too.
A well-managed and consistent trade base allows us to keep builds moving and maintain momentum on site.
We do not overload our trades just to take on more builds. That is when quality and scheduling can start to slip.
We do bring new trades on when needed, but it is done carefully and selectively. We take the time to understand their work before they become part of our builds.
Because the team on site is a direct reflection of the home you receive.
You Will Deal With a Small, Consistent Team
When you build with KIBA, you are not passed between departments.
You will work with:
And importantly, you will also deal directly with the directors, Brett Paterson and Kirsty Paterson.
We stay involved across your build and personally attend site multiple times to review quality.
We Do Not Rush You Into Contract
We will not pressure you to sign a contract before your home is properly defined.
That means your scope is clear, your inclusions are understood, and we can price your home accurately.
Once we issue a fixed price contract, we do not want to come back with major structural variations later.
That is not a good experience for you or us, and it is not how we operate.
Planning Is Where We Get It Right
If you are thinking about adding features such as an outdoor kitchen, a fireplace, layout changes, or additional spaces, we need to know early.
We handle these items during planning, not later.
By the time you reach colours, you are typically selecting finishes such as tapware, tiles and paint colours rather than redesigning your home.
Our Standard Inclusions Are Strong
We have built our standard inclusions to be a well-considered base.
Many clients do not feel the need to upgrade heavily, but you absolutely can if you wish to.
You can explore this through our inclusion’s booklet and during conversations with our sales team.
We are clear about what is included and what is not.
Communication and Updates
We use Buildertrend as our client portal.
This is where you will see progress photos, build updates and key information.
We communicate at each milestone and in between when needed, including what is happening next and any decisions required.
You will not be left wondering what is happening.
This Is a Partnership
You are not just a client; you are a homeowner.
We will guide you through the process, but we also expect engagement, clear communication and mutual respect.
We will always remain calm and professional.
However, we do not engage with abusive or aggressive behaviour when conversations are no longer reasonable.

Because glowing reviews do not always show that side of building.
And that is fair.

We build efficiently, but never at the expense of quality.
It requires patience, involvement and trust.
But if you value thoughtful planning, clear communication and a builder who genuinely cares, it can be a very positive experience.
