In addition to making the building process enjoyable, we aim to demystify what can often be a confusing experience. At Kiba, we like to say, "building is like learning another language," and we’re here to simplify that for you. To assist you in navigating this journey, we’ve provided simplified outlines of our pre-construction and construction processes, answers to frequently asked questions, and an introduction to our client portal.

Process

 

Your build starts here

Step One

Choose one of our plans and facades or bring your own. We are happy to customise and change any of our plans or work with you on yours. We can then give an initial build estimate.

Step Two

Meet with us! Come chat direct to the builder and sales team to work out the finer details of your plans and finalise preliminary procedures (e.g. soil tests etc.) Note: Design drafting finals estimated turnaround time is approximately 3-4 weeks.

Step Three

Once final design and preliminary procedures are finalised, a build contract will be issued. Once signed, you will meet with Kiba's interior design team at our studio to finalise selections and colours.

Many of our clients are often surprised at our large range of standard inclusions. We have partnered with quality brands like Alder Tapware (which is proudly Australian owned), Westinghouse Appliances, and Harvey Norman to bring you the best quality finishings with affordable pricing.

 

A luxurious choice of inclusions such as stone throughout and a 1500mm freestanding bath are offered so that you are guaranteed the highest calibre home. Our philosophy is simple: Build quality homes with a personal touch.

Keeping You in the Loop

Kiba offers a dedicated customer portal to keep you informed about your build

Through this portal, we upload photos and updates at least once a week, so you’re always in the loop. You’ll be notified about upcoming plans and recent activities on your build site.

The portal is user-friendly and includes a start-up tour to help you get acquainted. You can access it via desktop or on the app from your smart device, making it as easy to use as social media. Additionally, you can view all documents related to your build, including plans and certificates, and keep track of your invoices. The portal also allows you to leave comments or questions for us.

Frequently Asked Questions

  • How Long Will My Build Take? 


    Build times can vary based on the size of the home and the levels of finishing you choose. On average, we’re currently estimating around 20 weeks for low-set homes. You will receive a more accurate build time estimate once all preliminary investigations on your home and land are complete and we detail the number of required construction days in your contract. While there are occasionally factors beyond our control that could affect the timeline, our goal is always to complete your home as quickly as possible. We have no incentive to build slowly and are committed to getting you into your new home as efficiently as we can.

  • Can I Visit My Build During Construction?

    There are specific milestone stages during the construction process where site visits with your supervisor are scheduled. While you’re always welcome to request additional visits, please note that your supervisor must be present for health and safety reasons. They will determine if the site is suitable for visitors at any given time.

  • Does Kiba Offer Knock Down Rebuilds?

    Kiba can build in well-established areas where you’re considering a new build. However, we do not offer demolition services. The block must be cleared of any existing materials and services before we start construction. We’re happy to provide guidance throughout the knockdown process to help ensure everything goes smoothly.

  • Does Kiba Offer Extensions, Renovations or Second Dwellings?

    Whilst Kiba once did undertake this work we no longer can assist with these types of builds. We now only build new dwellings and don’t build on land which is already occupied due to company policy. However, we can build a second dwelling in conjunction with your new build. 

  • Do You Have a Display Home I Can View?

    Absolutely! We would love to see you down at our Flagstone display home so you can see one of our designs in person. The display is open 10am – 4pm  Saturday – Wednesday in the Master Builders display village which is located on Providence Street. 

  • Where Do You Build?

    Below is a list of the areas where we build. We specialise in these regions due to our trusted trades being based here:

    • Sunshine Coast: Up to Caloundra, including Maroochydore and surrounding areas. At this stage, we are unable to service locations further north than Nambour.
    • Brisbane Metro: Northern corridor including Caboolture and northwestern suburbs, and southern corridor including Rocklea, Mt Gravatt, and surrounding areas. Currently, we do not service the eastern bayside areas of Brisbane, such as Cleveland and its surrounds.
    • Logan and Ipswich Shires: Including Ripley, Jimboomba, Flagstone, and surrounding areas.

    We apologise, but Kiba does not currently build on the Gold Coast, Tamborine Mountain, Toowoomba, or in regional areas such as Hervey Bay and Bundaberg.

    We are continually working to expand our service areas. If your hometown isn’t on our current list, it might be in the future, so stay tuned for updates!

    As a well-versed Brisbane builder, we can accommodate minor changes depending on the build stage. However, while we understand that sometimes minor adjustments can occur we strongly encourage finalising all design elements before construction to avoid delays. Please note that additional costs may apply for post-contract variations.

  • What sustainable features can KIBA Built include in my new home?

    KIBA Built can integrate energy-efficient designs, solar panels, and sustainable materials into your new home to comply with the NCC code that all Brisbane builders must adhere to. We collaborate with trusted suppliers to offer environmentally friendly building solutions tailored to your needs, contributing to a greener Brisbane.

  • Can I Provide or Complete Some of My Own Items?

    You’re always welcome to complete certain items, such as driveways and landscaping, yourself after handover. We also accept client-supplied items, provided they meet Australian standards and the specifications of your build. Please ensure these items are noted prior to signing the contract and are supplied to us at the appropriate time.

  • Are There Any Hidden Costs in Your New Home Build Pricing?


    Transparency is a cornerstone of KIBA Built’s philosophy. Our pricing includes detailed breakdowns, and all costs are clearly communicated before construction begins. Any potential additional expenses, such as council requirements or site-specific conditions in Brisbane, will be discussed upfront to ensure you have a clear understanding of your new home’s cost.

  • Do You Build on Sloping Blocks?

    At this time, we do not build on sloping blocks, split-level homes, or pole homes. We prefer slab-on-ground construction as we find it to be the most structurally sound. However, we may be able to build on your block once you have completed the necessary site works to create a level platform for laying a slab. We’re always happy to discuss your land and offer advice on what might be required to prepare it for a slab-on-ground build.

  • What Is the Process for Building a Custom Home With Kiba Built?

    We want you to be informed about how most Brisbane builders, operate, building with KIBA in Brisbane involves several key steps:
