Our Point of Difference
Many of our clients are often surprised at our large range of standard inclusions.
That’s because we believe you should receive a price for a home with everything that is included. What even is upgrading to include overhead cabinets or downlights? Make it make sense!
So, we include the usual items we would want in our own homes as standard, like enough down lights, overhead cabinets etc...
Additionally, we have partnered with quality brands like Seima, Westinghouse Appliances and COLORBOND® to bring you absolute quality.
Plus an awesome range of standard inclusions, such as stone throughout and a 1500mm freestanding bath, is also offered as standard, so you can enjoy a beautifully finished home without having to upgrade everything along the way.


Your build starts here
Choose one of our plans and facades or bring your own. We are happy to customise and change any of our plans or work with you on yours. We can then give an initial build estimate.
Meet with us! Come chat direct to the builder and sales team to work out the finer details of your plans and finalise preliminary procedures (e.g. soil tests etc.) Note: Design drafting finals estimated turnaround time is approximately 3-4 weeks.
Once final design and preliminary procedures are finalised, a build contract will be issued. Once signed, you will meet with Kiba's interior design team at our studio to finalise selections and colours.

Frequently Asked Questions
Can I provide or complete some of my own items?
Upon request, we can accept some client supplied items, provided they meet Australian Standards, are suitable for your build and are agreed upon before you sign your contract. Any approved client supplied items will also need to be provided by the requested date, so they’re ready when needed and don’t cause delays to your build.
You’re also welcome to complete some items yourself after handover, which can be a great option for things like landscaping, fencing, window coverings, some alfresco finishes or other non essential finishing touches you’d prefer to organise yourself.
This can be a pretty nuanced area, so you’re always welcome to have a chat with us and put forward what you have in mind. There are some things we may say no to, particularly where licensing, warranties or responsibility can become a grey area. We’ll let you know what we can reasonably accommodate and the best way to go about it.
What do you consider and upgrade?
An upgrade is something you choose because you want to personalise your home beyond our standard inclusions, not something you need just to make the home feel finished.
For example, we include Westinghouse appliances and engineered stone as standard. Want a more premium appliance brand or natural stone? Absolutely! We can source it for you and you simply pay the difference as an upgrade.
There are literally millions of products, finishes and fixtures on the market, so we need a realistic starting point when pricing your home. That’s where our standard range comes in, it gives you a good-quality, well-finished home from the beginning.
If you fall in love with something outside that range, go for it, we’ll price the difference.
Basically, upgrades are for making your home more you, not for making it complete.
- Are your display homes built with standard inclusions?
Yes and no…
Our display homes are designed to show you both what you get as standard and what you can do if you choose to upgrade.
You’ll find a mix of both throughout each display, and we’re always completely open about what has been upgraded. The best way to understand exactly what you’re looking at is to walk through with our sales consultant and ask away!
For example, at The Audrey at Lilywood, you’ll find standard inclusions and upgrades in every room. The main vinyl plank flooring is standard, while the wool carpet in the bedrooms is an upgrade. Our standard carpet is designed for everyday residential use, but a display home sees a lot more foot traffic than your average family home! We chose wool carpet for that reason, while also giving you the opportunity to see and feel an upgrade option in person.
Our displays aren’t designed to trick you, which is why we are open about this. They’re there to show you what’s included, what’s possible and where you might choose to spend a little extra.
When do I choose my colours, finishes and fixtures?
Your colour appointment (aka selections, inclusions, fixtures and finishes, basically where you choose all the bits and pieces that give your home its personality) happens once your plans, structural details and electrical are sorted, and the contract formalities are done. Then we get to the fun part!
If you already know you want a significant upgrade, such as natural stone, upgraded appliances or 2 pac joinery, tell us during the quoting stage so we can include it in your contract price from the beginning.
Everything else, like your tiles, tapware, cabinetry and paint colours, can wait until selections. You definitely don’t need to have it all figured out before you sign your contract.
